Ivy University was an educational centre in Tall Oaks before the viral outbreak in 2013. An outbreak of the C-Virus was spread through the university by a blue fog that was expelled by the Lepotitsa, infecting a vast majority of the school and the town around it and turning them into zombies. It was meant to be the site in which United States President Adam Benford gave a speech, revealing the truth of the Raccoon City Incident and the government's involvement.

D.S.O. agent Leon Scott Kennedy and Secret Service agent Helena Harper were caught in the middle of the university when the outbreak first occurred. A young woman named Liz was also a student of the university and became infected during the outbreak.

• The name Ivy University is most likely a reference to the Ivy League, a prestegious group of colleges in Northeast America such as Brown, Columbia, Cornell, Dartmouth, Harvard, Princeton, University Of Pennsylvania, and Yale.
• One notable landmark within the campus is the grounds just through the west entrance of the university. This area is known as Benford Yard. This could refer to President Adam Benford, which could make one or more of several scenarios likely. Possibilities include the area being named after his family, Adam having been a student and graduate or faculty/staff member, or Adam donating to the university.
